We have been investing in property for 20 years in Dorset, Manchester, Thanet, Hampshire and more recently abroad.
During this time we have gained experience in a variety of markets ; Student Lets, LHA tenants, off-plan city centre apartments, basic 2 up 2 downs, holiday homes, hotel-room investments. We have undertaken large scale modernisations, refurbishments and basic maintenance . . .
Due to peak prices and diminishing yields in the UK over the last 5 years, we decided to diversify and invest abroad. We investigated a variety of projects such as off-plan apartments, villas, full restoration and self-build, in countries such as Italy, Brazil, Morocco, USA, Turkey. Whilst admittedly this has proved to be a difficult and in the main over-hyped market it does provide balance to portfolios with the serendipity of cheap holidays!
Our portfolio now consists mainly of traditional Buy to Lets, housing family tenants. We pride ourselves on providing good quality accommodation professionally managed by ourselves. We are accredited Landlords with several Councils and Members of the National Landlord Association, we regularly attend Property Seminars, Workshops and Landlord Training events.
In 2008 we decided to alter the course of our property path and began sourcing properties for clients. Although, first and foremost still property investors, with our experience we believe we are well placed to spot excellent investment opportunties and to carry out proper and accurate due diligence before recommending properties to our clients.
Together with a few trusted colleagues we can offer Mortgage brokering, solicitors and creative financing techniques to maximise capital gain and cashflow. Then, once you have purchased your property from us, we will be happy to offer you advice on any landlord, tenant or general property issues you may have.

We will not deal with agents/buyers in long chains and ask that BEFORE placing bids clients ensure they have access to funds
1. Finders Fee. All properties are subject to a finders fee of 2% + VAT of the purchase price. This is payable by the Buyer on successful legal contract exchange. This may vary where the deals are not direct and in this case it will be stated.
2. Conveyancing and Financing. We can recommend brokers, solicitors, financers (£3-5k for full NMD purchase), also architects, project Managers and Builders. You may of course use your own teams.
3. Availability. We are direct to the Seller (unless stated) and all properties are believed to be 100% deliverable, although Receiver properties can not be guaranteed at a certain price. It is advisable to check availability before embarking on timely or costly DD as this changes frequently (subscribe to RSS feed on the blog page for instant automatic updates).
3. Estimated Prices. Any estimates or suggestions given by us relating to current or future market Values, rents etc, unless stated otherwise, are from our own DD and can not be considered to be a valuation. In no case has Fugabella carried out valuations of the properties. Buyers are strongly advised to do their own DD and to use their own professional advisers to establish such values. We accept no responsibility for any loss, damage, costs or expenses incurred or suffered by a prospective Buyer as a result of acting on such estimates or suggestions.
4. Prospective Buyers are advised to check the particulars relating to the properties introduced by us, to ensure that they are satisfied as to the accuracy of all details and matters referred to in the property particulars, including any photographs or plans. It is further advised that prospective Buyers check that any contents, fixtures, fittings expressed to be included in the sale are the property of the seller concerned. The above should be done by making an inspection of the property and making all necessary enquiries with the Seller or the Seller's professional advisers. Buyers should also make all the necessary searches and enquiries of the appropriate authorities. Such inspections, enquiries and searches by prospective Buyers will be considered to have been done.
5. Obligation of Confidentiality. If you are, or represent, a prospective buyer you must ensure that neither you, or any other person for whom you are repsonsible, discloses any information provided by us relating to the property offered for sale. Any such misuse of our information, which allows a third party to subsequently acquire the property offered for sale, or any other property from that Seller identified to you and the third party, by us, shall result in a Finders Fee (as detailed in clause 1 above), for which you will be liable as if the property had been acquired by you.
6. Fugabella excludes all liability (whether arising in contract, tort or otherwise and whether or not due to our negligence) and will not be held responsible for any errors or omissions in the material obtained when using, or downloaded from this website.
